Marketing Effectivley Prior to Lis Pendens

Often times I will get questions about how to market borrowers that are late on their note, but have not received an official Lis Pendens. Their primary interest is that the Lis Pendens lists that they are using for selling are not converting advantageously for them. The reason those lists tend not to convert well is because once the client data goes public they are flooded with telephone calls and direct mail. The next strongest matter is that many times once an NOD has been published, the client may have already abandoned the dwelling.

This is where our function gets in to ease the topics observed above. Our operation has the ability to acquire lists of borrowers as they have missed a payment, instead of after an NOD has been released. When you contact a borrower at this stage, they become perfect prospects for a short sale. The clients have just neglected their second or third mortgage payment and they need to make a decision before long if they need to be able to spare their house and credit rating. It is now time for you to make contact and educate the client about the possible profits to enter into a short sale transaction.
